Irvine is not an accident of history the way most Orange County cities are. Nearly all of its commercial space was built to a plan after 1970, organized into business districts rather than around a downtown, and most of it sits under professional property management. For a cleaning vendor that means the scope is the straightforward part, and qualifying to work in the building is the part that takes lead time. There is no historic core here, no row of century-old storefronts, and very few one-off buildings with an owner who hands over a key. Irvine's commercial stock is mid-rise offices, business and research parks, single-story flex buildings, and newer mixed-use blocks with ground-floor commercial under residential.
The buildings themselves are newer than almost anything else on our service list. Newer finishes are generally cheaper to maintain and less forgiving of the wrong method, because warranties and building standards still apply.

Institutional landlords and master-developer property managers set the terms: insurance certificates naming the building, named crew lists, badge issue and after-hours logging, freight elevator booking, and waste separated to the building's own recycling and diversion program. None of that is negotiated tenant by tenant. We treat it as part of the mobilization plan rather than something to discover in week one.

Recurring janitorial with day porter coverage in multi-tenant lobbies is the base. Floor care here is weighted toward luxury vinyl, polished concrete and carpet tile rather than strip-and-wax cycles, which changes the method and the frequency. Interior glass matters more than in most cities because of how these offices are built, and exterior glass work on low- and mid-rise is on a set cycle rather than a request.
Irvine also generates a steady volume of lease-event work: suite turnovers, move-in and move-out cleans, and post-construction cleanup after tenant improvements, which happens here more often than almost anywhere else we work. Depending on the district it is roughly 16 to 22 miles from our La Palma base, with the Airport Area closer than Spectrum. Allow 25 to 40 minutes on the 5, or the 55 down to the 405. Both directions carry real commute traffic, and that is the honest constraint on this city.

We clean the office, corridor, restroom, break and common areas. Lab benches, fume hoods, regulated waste and anything inside a controlled research area stay with your own staff and specialist providers. We put that line in the written scope so there is no ambiguity about who cleans what.
The walkthrough and scope take a few days. The building's vendor approval and badge issue usually set the real start date, and that varies by manager. We will tell you what we are waiting on rather than quoting a date we cannot control.
Yes. Post-construction cleanup is scoped by phase and finish level, and in an occupied multi-tenant building it also has to be scheduled around the freight elevator and the neighbors. Both go into the quote.
Yes. Tell us how the building separates waste and where each stream goes, and the crew works to that. It is easier to build into the routine at the start than to correct after the first audit.
