Equipment count. Piece-by-piece touchpoint cleaning is the largest labor item in most gyms and it scales with machine count, not floor area.
Locker room and wet area size. Showers, saunas, and steam rooms carry the highest labor per square foot in the building.
Hours and access. A 24-hour facility needs work spread across an occupied building, which takes more care and more time than a closed one.
Frequency. Seven days is normal for a full-service club. A boutique studio may run five.
Flooring mix. Rubber, turf, wood, and carpeted cardio areas each need their own method and their own periodic program.
Day porter hours. Optional, and the most visible line item on the quote from a member's point of view.
Consumables. Towel service, paper, soap, and member wipe stations, whether we supply and stock them or you do.
Periodic work. Carpet extraction under equipment, rubber floor deep scrubbing, grout restoration, high dusting, and mat deep cleaning are quoted on their own intervals.
