VCT: stripping, sealing, and refinishing

Vinyl composition tile is the most common hard floor in Orange County commercial buildings and the one most often mismanaged. Finish does not wear evenly. It wears through in traffic lanes first while the edges stay thick, which is why a floor can look both dull and built up at the same time.

A full strip and refinish runs in sequence. Stripper is applied and given dwell time, the floor is machine scrubbed with a stripping pad, the slurry is picked up with a wet vacuum, and the floor is neutralized and rinsed. Skipping the rinse is the single most common cause of finish that hazes or peels within weeks.

Once dry, sealer goes down on porous or newly exposed tile, then finish is applied in multiple thin coats with full dry time between each. Thin coats level better and cure harder than fewer heavy ones. Edges and corners are cut in by hand.

Most occupied buildings run a full strip once or twice a year, with scrub and recoat in between.

Scrubbing, spray buffing, and burnishing

Between strips, the surface is maintained rather than replaced. This is where a floor program either saves money or wastes it.

Scrub and recoat removes the top worn layers with a scrub pad and adds one or two fresh coats, restoring gloss without the labor and downtime of a full strip. Run on the right cycle, it pushes full strips further apart.

Burnishing uses a high-speed machine to heat and polish the existing finish back to gloss. It does not add coats and it does not fix damage, so it works only while there is enough finish left to polish.

Dust mopping and damp mopping still carry the daily load. Grit is abrasive, and finish that is walked on with sand under it wears in weeks rather than months.

Carpet: extraction, encapsulation, and spot work

Commercial carpet fails from soil that is ground into the base of the pile, not from what sits on top.

Hot water extraction is the deep method. The carpet is pre-vacuumed, pretreated, agitated where soil is heavy, flushed with hot solution under pressure, and recovered. It removes the most soil and needs the longest dry time, so it is scheduled for a Friday night or a closure window.

Encapsulation is the interim method. A crystallizing polymer is worked into the pile with a counter-rotating brush, soil binds to the crystals, and routine vacuuming removes it over the following days. Dry time is short, which makes it the practical choice for a floor that reopens the next morning.

Spot and stain work is separate and is more effective the sooner it happens. Coffee, toner, ink, gum, and grease each take a different treatment, and the wrong product sets some of them permanently.

Entry matting does more for carpet life than any cleaning method. Fifteen feet of matting inside a main entrance captures most of what would otherwise be tracked across the floor.

Tile and grout

Grout is porous and sits below the tile surface, which is exactly why mopping does not clean it. A mop pushes dirty water into the grout line and leaves it there.

Restoration starts with an alkaline cleaner and dwell time, followed by mechanical agitation with grout brushes along the lines. The floor is then flushed with a pressurized rinse and recovery tool that lifts the suspended soil off the surface rather than redistributing it.

Once the grout is clean and dry, a penetrating sealer slows reabsorption. Restrooms and kitchens benefit most, since those are the floors where odor lives in the grout rather than in the air.

Concrete, sealed and polished

Concrete behaves differently depending on how it was finished.

A cycle beats a callout. The cycle is built from three inputs: the floor type, the traffic it takes, and what the space has to look like.

We start with a floor inventory by area and material, then set daily, interim, and restorative tasks against each one. A typical office suite might run daily dust and damp mopping, quarterly scrub and recoat, and an annual strip, with carpet encapsulated quarterly and extracted once a year. A retail or medical space with heavier footfall compresses every one of those intervals.

Scheduling is planned around your calendar, not ours. Floor work needs downtime, so it is booked for weekends, closures, holidays, or overnight windows with enough dry time before you reopen.

Floor care pricing and what changes it

Floor care is priced by square foot and by method, and the two interact.

Method is the largest factor. Strip and refinish is several times the cost of a scrub and recoat on the same floor.

Condition is next. A floor that has gone years without service takes more passes and more product than one on a maintained cycle, and the first service on a neglected floor usually costs more than the ones that follow.

Layout matters more than most buyers expect. Open floor runs fast. Heavy furniture, fixed shelving, partitioned cubicles, and tight restroom fixtures all slow the work and add hand detailing.

Access and timing affect labor rates. Weekend and overnight work is priced accordingly, and required dry time may extend the window.

How often should VCT be stripped and waxed?

Most commercial VCT runs one or two full strips per year, with scrub and recoat in between. Heavy-traffic entrances and corridors often need more.

Can you do floor work without closing our building?

Usually. Work is sectioned so part of the floor stays open, or it is scheduled overnight or on a weekend with enough dry time before you reopen.

How long does carpet take to dry after extraction?

Will cleaning make my grout look new?
